Building additional sleeping accomodation in the garden?
Hi, I have a medium sized garden that would easily fit the likes of a granny flat (basic living quarters consisting of 1 small bedroom, 1 small living room, 1 small kitchen and 1 small bathroom) on a single story.
All of the planning regs I look at seem to say you can build up to 30m2 floor space as long as it doesn’t contain sleeping accomodation.
Is there any way around this as I have a relative who I would like to build this accomodation for so that they can have a bit of independance yet still receive support.

no, building regs does not take acount of your circumstances unless you are proving "planning gain" ( which has to benefit the whole community )
30m2 applies to porches / utility rooms etc, not seperate accomodation with multiple rooms. You wouldn’t get it built under that rule.
Pop down to the council planning surgery open morning ( most councils have them ) Take photos and a plan of the plot and ask the duty officer what the chances are.
At the moment the planning officer is your best friend so best start talking to them.
If you get permission they will likely bind the 2 freeholds together so you cannot sell them seperately.
utiltites look at these buidling s differently depending on the area. Some amy require seperate supplies. If you are on a septic tank the EA may want to see perculation tests for your overflow becasue of the extra use.
